Retail Shopping Centre Manager - Sandton

Role Purpose
The Retail Shopping Centre Manager is responsible for the full management of the shopping centre, ensuring optimal operational performance, tenant satisfaction, and financial stability.
The role focuses on maximising the centre’s income through effective leasing strategies, strong tenant relationships, and efficient management of operations, facilities, and service providers. The incumbent will ensure that all building functions, including maintenance, administration, and tenant installations, are executed in line with company standards while maintaining a high-quality retail environment.
Key Responsibilities
People Management
Lead and develop on-site teams and service providers.
- Manage staff training, development, and performance.
- Drive and embed company culture and values.
- Ensure effective supervision of personnel and contractors.
Marketing of Space & Renewals
Optimise tenant mix and leasing performance.
- Manage vacancy schedules and develop marketing plans accordingly.
- Conduct lease negotiations within approval frameworks and mandates.
- Prepare motivations for lease approvals.
- Liaise with brokers and stakeholders to secure sustainable income streams.
- Ensure optimal tenant mix aligned with the building’s profile and strategy.
- Manage tenant retention and replacements effectively.
- Ensure accurate and timely contract administration.
- Oversee tenant installations to ensure compliance with specifications and timelines.
Property Management
Ensure effective day-to-day building operations.
- Prepare management packs in conjunction with the Finance team.
- Coordinate and attend management meetings.
- Oversee building administration, inspections, and general operations.
- Manage service providers and ensure SLA compliance.
- Ensure facilities maintenance and operational standards are upheld.
Budgeting & Expense Control
Maintain financial performance and cost efficiency.
- Provide input into income and expense budgets based on market knowledge.
- Manage and monitor income and expenditure against budgets.
- Track actual income versus budget and implement corrective actions where required.
- Monitor outstanding rent roll and ensure timeous follow-ups.
- Support legal processes related to arrears where necessary.
- Assist in developing and implementing vacancy strategies with the Regional Manager.
- Validate transactions for commission claims.

Role Requirements
Qualifications
Matric / Grade 12 – essential.
Experience
Minimum 3 – 5 years’ experience in the property/centre management industry.
Proven experience managing retail shopping centres, including operations, leasing, and tenant relations.
Technical Competencies
Proficiency in MS Office (Excel, Word, PowerPoint).
Experience with property management systems such as SAP or MDA.
Knowledge of lease agreements and contract management.
Understanding of budgeting, cost control, and financial reporting.
Knowledge of statutory requirements, including the Occupational Health and Safety Act.
Behavioural Competencies
Strong communication skills (verbal and written).
Good interpersonal and relationship-building ability.
Strong organisational and administrative skills.
Attention to detail and accuracy.
Ability to manage multiple priorities and meet deadlines.
Additional Requirements
Valid Fidelity Fund Certificate (FFC) and compliance with PPRA requirements.
