Job Description
Role Purpose
The Project Manager is responsible for planning, coordinating and delivering capital, compliance and tenant-related construction projects across the property portfolio. The role ensures projects are delivered within approved scope, programme, budget and governance requirements, while minimising disruption to operational properties and tenants.Key Responsibilities
- Manage the planning and delivery of construction and property-related projects across the portfolio.
- Define project scope, objectives, deliverables and implementation plans.
- Develop and monitor project programmes, milestones and progress.
- Manage landlord capital expenditure and property upgrade projects.
- Coordinate tenant installation, fit-out and leasing-related projects.
- Coordinate landlord works with tenant requirements and base-building infrastructure.
- Review tenant design submissions in collaboration with relevant consultants.
- Coordinate consultants, contractors and internal stakeholders throughout the project lifecycle.
- Monitor consultant deliverables, contractor performance and project documentation.
- Support the appointment of consultants and contractors in line with procurement requirements.
- Monitor project scope, programme, budget and cost performance.
- Identify project risks, delivery constraints and potential delays, implementing appropriate mitigation measures.
- Escalate and coordinate the resolution of issues affecting programme, scope or budget.
- Ensure projects comply with health and safety, statutory, regulatory and organisational requirements.
- Maintain appropriate project approvals, governance documentation and reporting.
- Provide regular project status reports, progress updates and milestone reporting.
- Engage with Asset Management, Facilities Management, Leasing and operational property teams.
- Coordinate project activities with operational centre management to minimise disruption.
- Support timely completion of projects and tenant openings.
- Contribute to the continuous improvement of project delivery processes and standards.
Role Requirements
- Degree in Construction Management, Engineering, Quantity Surveying or a related built environment discipline.
- Professional registration with SACPCMP or another relevant professional body will be advantageous.
- 6–10 years’ experience in construction or property-related project management.
- Experience managing projects within commercial, retail or other operational property environments will be advantageous.
- Strong knowledge of project planning and programme management.
- Proven construction project delivery experience.
- Experience coordinating consultants, contractors and multidisciplinary project teams.
- Knowledge of contract and procurement processes.
- Strong project risk and issue management capabilities.
- Understanding of project budgets, cost control and commercial considerations.
- Knowledge of statutory, health and safety and regulatory requirements.
- Strong project reporting, documentation and stakeholder management skills.
- Excellent communication, coordination and organisational abilities.
