Dealmaker/Broker/Leasing Manager - Midrand

Job Description

Role Purpose

The Dealmaker is responsible for identifying, attracting and securing new clients across the Commercial, Logistics and Warehousing property portfolio. The role manages the leasing and development cycle through to successful deal closure, including prospecting, relationship management, lease negotiations and client onboarding.
The incumbent will build and maintain a strong network within the property and development sector, identify opportunities within new developments and the existing portfolio, and collaborate with Legal, Development, Asset Management and Marketing teams to secure profitable leases while ensuring compliance with relevant property and regulatory requirements.

Key Responsibilities

Business Development
  • Identify and secure new clients for existing properties and new developments.
  • Grow revenue by expanding the client base and securing profitable leasing opportunities.
  • Optimise strategic relationships within the property and development industry to generate new business.
  • Collaborate with Development teams to understand development opportunities, rights and available space.
  • Ensure alignment with Development Rights Agreements (DRA) and engage relevant Investment stakeholders on strategic deals.
  • Collaborate with Legal, Marketing, Asset Management and Development teams to ensure relevant marketing material and campaigns support business development objectives.
Lease Negotiations & Deal Closure
  • Manage the leasing and development cycle from initial prospecting through to deal closure.
  • Negotiate lease terms and conditions with prospective clients.
  • Ensure accurate and complete client information is obtained to finalise lease agreements.
  • Ensure the client vetting process is completed in accordance with established requirements.
  • Work closely with Legal and relevant internal stakeholders to facilitate the successful conclusion and signing of leases.
  • Ensure deals are commercially viable and aligned with organisational objectives.
Strategic Relationship Management
  • Build and maintain strong relationships across the property and development industry.
  • Develop relationships with property stakeholders, joint venture partners, local authorities and other relevant business stakeholders.
  • Foster an embedded broker and industry network to generate ongoing business opportunities.
  • Maintain professional and productive relationships with prospective and existing clients.
Database & Canvassing
  • Develop and maintain a comprehensive client and prospect database.
  • Utilise CRM, Matrix and public databases to identify prospective clients and opportunities.
  • Conduct regular canvassing activities to generate new business.
  • Maintain accurate and up-to-date prospect and client information for future business development.
  • Monitor the market to identify emerging opportunities and maintain market awareness.
Reporting
  • Produce regular deal status and canvassing reports for the Head of Business Development.
  • Monitor and report on business development activities, prospective clients and deal progress.
  • Identify and communicate relevant property market trends and opportunities.
Risk Management & Compliance
  • Ensure compliance with all relevant legislation, regulations and internal policies.
  • Control, manage and govern processes and systems within the area of accountability to minimise business risk.
  • Ensure audit recommendations relating to the function are implemented and audit findings are resolved timeously.
  • Maintain appropriate policies and procedures within the area of responsibility.
  • Ensure all client and transaction processes comply with established governance requirements.

  • Identify personal training and development needs and participate in relevant development initiatives.
  • Develop and implement a personal development plan.

Role Requirements

Qualifications
  • Bachelor's degree or relevant property-related qualification.
  • NQF Level 3 or equivalent occupational level requirement as specified for the role.
  • Must be registered with PPRA.
  • Valid Fidelity Fund Certificate.
  • Valid PDE 4 Certificate issued by PPRA.
Experience
  • Minimum 5–10 years' experience in a similar property-related role.
  • Established network within the property sector.
  • Proven experience managing property development deals.
  • Strong experience in business development, commercial property leasing and deal negotiation.
  • Experience working collaboratively with Legal, Development, Asset Management and Marketing functions will be advantageous.
