Building Manager - Rosebank

Role Purpose

The Building Manager is responsible for overseeing the day-to-day management, maintenance, and operational performance of commercial property assets. The role ensures that buildings are maintained to the highest standards, service providers perform according to contractual obligations, operational budgets are effectively controlled, and tenants receive exceptional service.
The successful candidate will work closely with the Operations Manager and Property Manager to coordinate maintenance activities, tenant installations, refurbishments, contractor management, and building compliance requirements while ensuring the efficient and cost-effective operation of the property.

Key Responsibilities

Building Operations Management

  • Oversee the daily operational management of assigned properties.
  • Ensure buildings are maintained in a safe, functional, and aesthetically pleasing condition.
  • Conduct regular building inspections and identify maintenance requirements.
  • Monitor and maintain common areas, facilities, equipment, and infrastructure.
  • Ensure all building systems operate efficiently, including electrical, plumbing, HVAC, and mechanical systems.
  • Coordinate preventative and corrective maintenance activities.

Tenant Relations

  • Establish and maintain positive working relationships with tenants.
  • Respond promptly and professionally to tenant requests and complaints.
  • Ensure tenant issues are resolved efficiently and effectively.
  • Assist with tenant installations, relocations, refurbishments, and fit-outs.
  • Ensure compliance with lease conditions and building rules.

Contractor & Service Provider Management

  • Manage service and maintenance contractors to ensure service delivery standards are met.
  • Monitor contractor performance and adherence to service level agreements.
  • Coordinate contractor activities to minimise disruptions to tenants and operations.
  • Ensure contractors comply with health, safety, and environmental requirements.
  • Review completed work and ensure quality standards are maintained.

Maintenance & Technical Management

  • Coordinate and oversee routine, preventative, and emergency maintenance activities.
  • Ensure building equipment and systems are regularly inspected and maintained.
  • Monitor air-conditioning, plumbing, electrical, and mechanical systems.
  • Identify and address technical issues affecting building performance.
  • Assist with troubleshooting and resolution of operational problems.

Budgeting & Cost Control

  • Assist with the preparation and management of operational and maintenance budgets.
  • Monitor expenditure and ensure costs remain within approved budgets.
  • Review quotations and recommend cost-effective solutions.
  • Control maintenance expenditure and contractor costs.
  • Assist in identifying opportunities for operational efficiencies and cost savings.

Project Management

  • Assist with property refurbishments, upgrades, and capital improvement projects.
  • Coordinate tenant installations and building improvement projects.
  • Monitor project timelines, budgets, and quality standards.
  • Ensure projects are completed safely, on schedule, and within budget.
  • Liaise with contractors, consultants, and stakeholders throughout project execution.

Compliance, Health & Safety

  • Ensure compliance with relevant legislation, regulations, and company policies.
  • Maintain Occupational Health and Safety standards within the property.
  • Conduct routine safety inspections and identify potential risks.
  • Ensure statutory inspections and certifications are completed timeously.
  • Maintain accurate records relating to compliance and safety requirements.

Administration & Reporting

  • Prepare operational, maintenance, and incident reports.
  • Maintain accurate records of maintenance activities and contractor performance.
  • Monitor service requests and ensure timely completion.
  • Assist with operational reporting and management information requirements.
  • Ensure all property documentation is properly maintained and updated.

 



Role Requirements

Qualifications

  • Technical or Mechanical Qualification (N4 or equivalent) essential.

Experience

  • Minimum 3 – 5 years’ experience in building management, facilities management, or property maintenance.
  • Experience within commercial, retail, mixed-use, or property management environments preferred.
  • Experience managing contractors and service providers.
  • Experience coordinating maintenance projects and tenant installations.

Knowledge

  • Building maintenance principles and practices.
  • Air-conditioning, plumbing, electrical, and mechanical systems.
  • Occupational Health and Safety requirements.
  • Property management and lease administration principles.
